Pricing

Prices are currently not subject to VAT, if this changes in the near future you will be notified accordingly.

Fees, Supplements

  • Fees are based on the number of bedrooms and allow for one dining room and one lounge.
  • Additional rooms, i.e. en-suites, studies, basements, cloakrooms etc. are charged at an additional £10 (unfurnished) or £20 (furnished).
  • Gardens, Garages and Sheds are included in the price.
  • Larger or heavily furnished properties will be subject to quotation.
  • We offer half price check-ins with every inventory booked I
  • Fees are payable by the instructing party within seven days of the invoice date.
  • If a property inspection is aborted on the day of visit, full fee payable. If a property inspection is cancelled after 12pm the day prior, half fee is payable.
  • If a property inspection is cancelled before 12pm on the day prior, no fee is payable.
  • If a property inspection does not go ahead as the tenant / landlord is not ready, or does not arrive, full fee payable.
  • If a clerk aborts a property inspection upon site visit on the grounds the property is unsafe or insecure, or hasn’t been advised by the agent there is no electricity after dark & therefore it becomes a personal safety issue, full fee payable.
  • If a check out is attended and the tenant has not completely moved out, the booking will be aborted, half fee is payable.
  • If a key holder or tenant is more than 30 minutes late, full fee payable.
  • If the keys are not available for collection at the agent’s office at the agreed time, or wrong keys are provided, half fee is payable.
  • Reduced rates offered to Agents and Landlord’s with large portfolios
  • We are always happy to discuss a discount for multiple or group bookings, if you would like to arrange a meeting at your office please call or email us and we will arrange a mutually convenient time to visit you, talk through our services and discuss how best we can service your business.
  • If necessary we can arrange to carry out our services at weekends and evenings.

Inventories

An Inventory is a concise and comprehensive document that provides an accurate written record of the condition and contents of the interior of a property on a certain date. On completion of the inspection the information is uploaded and a professionally formatted computer-generated report is produced.

Check In

This involves meeting the Tenant at the property on the day the tenancy begins, with an electronic copy of the previously prepared Property Condition report. Any additions, amendments or discrepancies are entered clearly and concisely on the report at this time.

Check Ups

Ensure that the conditions of the Tenancy Agreement are being adhered to and that the property is being well looked after and within the bounds of fair wear & tear.

Check Outs

This process involves a thorough re-examination of the property’s cleanliness, décor, contents, fixtures, fittings and furnishings against the Inventory and Check In report agreed at the start of the tenancy.
